The MahaNakhon is an iconic mixed use development project centred around Bangkok’s tallest skyscraper at 314m high. Located in the Central Business District, this development comprises of 200 luxury Ritz Carlton Residences units, a 150 key 5 star Bangkok Edition hotel and an upscale retail centre spread over multiple levels for restaurants, cafes, and a 24 hour marketplace within the tower; the complex is linked intimately with an adjacent 7 storey “Cube” building with corresponding terraces that creates an expansive outdoor atrium which forms a valley and network of social, dining, and leisure spaces that serve the residences and the public. These functions are supported by a 485 space fully automated car park in the third building which will be one of the largest in Thailand.
With its distinctive sculptural appearance, MahaNakhon has been carefully designed to introduce a three-dimensional ribbon of architectural "pixels" that circle the tower‚ full height, as if excavating portions of the elegant glass curtain wall to reveal the inner life of the building while generating a set of very special features, well-suited to the tropical climate of Bangkok. Designed by renowned Architect Ole Scheeren from Office for Metropolition Architecture (OMA), the building aspires to be one of most ambitious complex of contemporary architecture in Bangkok.
Langdon & Seah has been appointed to provide quantity surveying and commercial management services. Langdon & Seah undertook the services throughout design, procurement and currently at construction phase.
As with all iconic and complex structures, the project team were faced with a considerable estimating challenge when pricing the scheme. A key element to ensuring client confidence was achieved by utilising cost data based on Langdon & Seah’s expertise and internal knowledge of the current market.
At an early stage we developed an understanding of the Client’s key drivers for the project and ensured they were clearly communicated to the team for incorporation into the design. In view of the fast track programme, we utilized Langdon & Seah’s strong relationship with the local supply chain to provide market testing of key elements.
Engagement with the supply chain enabled early identification of major supply and design risks, and ensured that an appropriate risk management strategy was developed and implemented.
The project cost model was delivered on time. Our cost planning approach and procedures provided a high degree of confidence in the cost model and underpinned the Client’s decision to set the budget.
Next, the project team faced a significant procurement challenge to match the capability of the local supply chain with the complexity and magnitude of construction works in an economic environment where demand exceeds supply.
The appointment of reputable contractors to complete the works was achieved by careful packaging of the works and utilizing the Langdon & Seah strong relationship with the local supply chain.
The key packages were procured in accordance with the project schedule which enabled timely commencement of the works for the Construction team.
Post contract cost management involved the management of a large number of packages, most of which ran concurrently. Langdon & Seah’s core project team were supported by the wider office team to successfully meet the strenuous workload demands.
Also, improved transparency of cashflow information between the Contractors and the Client has facilitated timely payments to the Contractors.
