Arcadis partnered with Camrost Developments to provide architectural and master planning services for The Exchange, a major urban development in Mississauga, Ontario. Envisioned as a pedestrian-friendly master planned community, the district features two iconic towers and two complementary buildings that bring together retail, residential, and entertainment uses in a vibrant mixed-use neighborhood.
The district’s main towers were designed to stand out against the skyline, featuring cantilevers and soffits that sit atop each tower and reflect ambient light at night to create a dynamic, colorful cityscape. Each tower consists of stacked, rectangular, human-scaled blocks that alternate in orientation every six floors, resulting in a highly articulated and visually engaging form.
Sustainability was central to the district’s vision as a sustainable city. At 66 stories, the tallest of the four towers will become the tallest residential building in Ontario to utilize geothermal power. Each tower also employs a Variable Refrigerant Flow mechanical system for efficient heating and cooling, reinforcing the development’s commitment to forward-looking, environmentally responsible design.



The Exchange District is a tangible example of the future of city building, offering residents everything they could need within 15 minutes. Created as a dynamic, multi-use destination with roughly two-million square feet of coveted retail, shopping, dining, office, and commercial spaces, a boutique hotel, new lush parks, and thoughtfully designed public spaces, Exchange District provides convenience, community, and a central hub for residents of Mississauga’s growing downtown.
