A new lease of life for La Imprenta
One of the virtues of rehabilitation is creating new opportunities for disused architecture. That is precisely what is happening with the 19th-century industrial building located at 26–28 Cuesta de San Vicente, Madrid. The historic La Imprenta ('The Printing Works') takes its name from having once served as the headquarters of La Gaceta de Madrid — an early incarnation of the Spanish Official State Gazette. In more recent times it has hosted the Spanish magazine Semana and the daily sports newspaper Diario AS.
After a decade of disuse, it was bought by the Dutch company TSH in 2015 with the aim of giving it a new lease of life by turning it into a modern hotel complex, complete with 330 rooms and a TSH Collab — a co-working area. TSH contracted Arcadis to spearhead the comprehensive rehabilitation of the buildings within the complex. The buildings were built in 1844 and 1930, respectively, and come with varying degrees of protection. Alongside the challenge of rehabilitating a large part of the buildings, there is also the challenge of maintaining and rehabilitating facades and other protected elements. This is also in the context of complex logistics and access due to the fact that the plot is just 7,000 m2, is surrounded by other buildings and is mere meters from the Plaza de España.
Planning, management and monitoring
The owner of the property has entrusted Arcadis to spearhead the transformation of La Imprenta, calling upon our project management, cost management and contract management services. The project includes demolition, maintenance of protected facades, partial rehabilitation in specified areas and construction of new buildings within the complex. The characteristics and location of the site, as well as the buildings' derelict condition, make this a highly complex project, meaning special attention has to be paid to the planning and monitoring of the construction process. We are therefore coordinating the work of different contractors and conducting daily monitoring of all work, which includes holding regular meetings with the different teams and, of course, the client.
On top of this, both Arcadis and the client have prioritized exhaustive cost control for this project. For this reason, we have prepared a detailed risk plan to facilitate our client's decision making.
Transformation in progress and according to plan
When La Imprenta re-opens its doors in 2021, the rattle of the printing press will give way to the hustle and bustle of students and tourists out enjoying Madrid. The transformation is full steam ahead, and once complete, Madrid will have a different kind of hotel offering, just a stone's throw from the Royal Palace.
The demolition and facade surveying phases have been completed successfully. The focus now centers around the construction and adaption of the hotel rooms. In addition, value engineering applied to the initial tendering phase has been productive, meaning cost expectations have been met. We couldn't be happier about this — the best news you can give a client is that a project is progressing as planned and within budget.
