Managing a complex custom logistics platform project for Airbus in Illescas (Toledo) on behalf of P3 Logistics, meeting the needs of the end user.
Arcadis coordinated the project, managing the many changes requested by Airbus during construction, delivering on time and providing the platform with eco-friendly technologies to ensure its sustainability.

A bespoke project for Airbus
Airbus is a key client of our own client, P3 Logistics. And Airbus is not just any client. It's a multinational aeronautical company that carries out complex operations, and that required a logistics warehouse near Madrid, covering more than 30,000 square meters and featuring offices, staff areas, battery charging rooms, cold and temperature-controlled storage, an overhead crane for moving aircraft parts, and more.
The project was certainly complex, but the most challenging part was that Airbus requested a lot of changes during the execution of the project. At the same time, it was a turnkey project, so delivery deadlines had to be met, and, as with all projects promoted by P3 Logistics, the warehouse had to meet the BREEAM sustainability rating requirements.
Flexibility and innovation to find solutions
Commissioned by P3 Logistics, Arcadis took over the project to build a state-of-the-art logistics platform in Illescas (Toledo), a turnkey project with an investment of 18.7 million euros. We were responsible for project management, the tendering process and coordination right up to the commissioning of the logistics complex.
This project was like making Airbus a tailor-made suit. And like any good tailor, we listened to their suggestions, explained every new action to them and took a smart, flexible approach to implementing changes. We also facilitated the tenant's early access to the site, as they needed to set up their facilities and equipment prior to completion of the works in order to commission the logistics center immediately after delivery.
Above all, Airbus' logistics platform required quality expectations to be met, and we at Arcadis are serious about doing things right. By using Building Information Modeling (BIM) technology in the project design, we were able to provide solutions that improved the performance of the facilities and met the client's demanding quality standards, as well as successfully passing the OCT inspection (Organismo de Control Técnico — Spanish technical control body) and obtaining a ten-year insurance-backed guarantee for our client.
In addition, we knew that sustainability is one of the distinguishing features of P3 Logistics projects, so we designed the Airbus logistics warehouse to obtain the BREEAM 'Very Good' rating. We used various eco-friendly technologies to achieve this, such as LED lighting, thermal insulation systems and solar panels on the roof to heat the water used in the offices and to power the heating and cooling systems.
A modern and sustainable logistics platform
Since the delivery of the project in November 2019, Airbus has had an additional 31,725 square meters of logistics space in Illescas at one of the company's most modern parts distribution centers in Spain.
We delivered P3 Logistics the project that its client demanded: a state-of-the-art logistics warehouse that met the needs of Airbus, and did so building a sustainable industrial facility worthy of the BREEAM 'Very Good' rating — in keeping with the developer's commitment to sustainable construction.
