CapitaLand Mall Trust’s Funan integrated development, in Singapore, offers a synergistic combination of retail, office and serviced residential areas that are designed to appeal to digitally savvy consumers, while providing a sustainable and creative environment.
The transformation of a former, 31-year-old mall was accomplished using a combination of Building Information Modelling (BIM) and Virtual Design Construction (VDC) technologies. Funan also incorporates an ecosystem of sensors and analytics to optimize the building’s performance. At the onset of the project, we enforced strict variation control processes, strategised the contract procurement method and various contract packages to meet the project’s unique requirements. To deliver effective cost estimates, we collaborated with various consultants on the technical parameters and carried out cost benchmarking of similar projects.
Arcadis worked with an integrated design team that included both local and overseas consultants. Therefore, a dynamic work process had to be adopted to ensure productivity and effective communication within the project team. Through close collaboration and strong working relationships with client and consultants, all contract packages were awarded within budget and backed by effective cost estimates, and disputes were resolved amicably through clear contract provisions.
