Procured in the midst of a rising London property market, Arcadis were able to drive value for money for the client as well as assisting the client to meet their objectives and increase marketability to potential retail tenants.

Delivering value for money through a two-stage procurement process in a volatile market

The project consists of circa 43,400 square feet of new high quality ‘grade A’ flexible office space, over five floors, and circa 47,100 square feet of retail space at basement, ground and first floor levels. The key challenges to procuring the project included the new Crossrail tunnel underneath the site and entrance adjacent to the site, a heritage listed retained façade which needs to be raised 800mm, an adjacent London Underground tunnel, a land locked site with the only deliveries to come from  Europe’s busiest retail street.

Arcadis used a combined approach of peer reviews with recognised industry experts, understanding of the client’s portfolio and best-in class market sector insight to drive best value for money in terms of capital expenditure. Working with the client, Arcadis leveraged its excellent track record and market standing to appoint a top tier contractor to deliver the project. Arcadis worked collaboratively with the contractor to secure a quality supply chain which reduced the risk profile for quality and programme.
