Thurston Road Lewisham

London, United Kingdom - The completion of Thurston Road, a major mixed-use development scheme in Lewisham, South-East London, has provided over 400 much-needed sustainable new homes for people on a range of incomes. It is one of the first large scale Build to Rent developments to be constructed in London, making a significant difference in terms of responding to local supply and affordability challenges and forming part of the wider regeneration of Lewisham town centre.

The new homes have been constructed in blocks of six, seven and fifteen storeys respectively, sitting on a two-storey landscaped podium structure which also incorporates c.40,000 sq/ft of retail space, c.5,000 sq/ft of live-work space and two levels of car and cycle parking for residents and shoppers.

Owing to a series of delays in commencement by the original developer purchasing the affordable units under a S.106 Agreement, L&Q Group, one of the largest residential developers in London, invoked its step-in rights and purchased the site.  Arcadis assisted L&Q in successfully gaining board approval to complete the project, making it the largest scheme to date where it is the sole funder.

The project is highly sustainable, with Arcadis having been integral in co-ordinating the management strategy for delivering hot water to the development by connecting to an existing energy centre on an adjacent development. This Combined Head and Power system required new infrastructure to be constructed 7.5 metres beneath the A20, which separates the two developments, as well as negotiating an ESCO (Energy Services Company) agreement between L&Q and the heat provider.

Close interaction with the Contractor and a robust stakeholder management of nine interested parties, including the incoming retail tenant, enabled the project to be delivered eight months early. Due to the block layouts and internal connectivity, Arcadis managed a bulk handover process of 100+ units in a single day, which was repeated for each of the phases. In addition, through an intensive snagging process, Arcadis ensured the units were handed over 100% defect free.
