Twin City C

Bratislava, Slovakia - Twin City C is part of the Twin City office buildings complex (A, B, C, and Tower). With the Twin City buildings and Nove Nivy station project, a new business district will be built in Bratislava that will bring life back to the abandoned industrial part of the city with its modern office space. The use of intelligent technologies ensures the efficient operation of buildings, which not only saves costs but also the environment, which, moreover, can be confirmed by HBR itself, since their offices are located directly in the building. The project was completed in Q3/2016.

Technical Due Diligences (TDD) has been carried out for our client HBR, with the intention to transfer the ownership structure. This TDD project in particular consisted of a review of the actual buildings technical state including a cost estimation of identified defects and designs of their removal.

 This particular TDD assignment comprised site review, assessment of its current condition from the various points of view such as architectonical, constructional, static, MEP, fire safety and external façade checking.  All of these were reported including a photo documentation. All identified defects were assessed as per their seriousness and were being added with a qualified investment costs estimation for their removal. TDD also covered a building review from legal point of view (building conformity with valid construction standards). This is being provided by creating a summary and analyses of the most important issued permits including identification of possible neglects or related risks.



The Arcadis team was led by Jan Podzimek and Frantisek Mudra being supported by other professionals in the Arcadis’ expert team. Arcadis provided detailed Technical Due Diligence (TDD) and following technical consultancy services during the transaction.
