Smichoff

Prague, Czech Republic - Project SmíchOFF Administrative Centre is a new, ten-story high administrative building located in the center of Prague at the beginning of Plzeňská street. Parking is secured by two underground floors. This, originally not so attractive part of Prague, comes to a life and new as well as reconstructed buildings in the area near Anděl are expanding to the surrounding areas. In February 2020, above mentioned SmíchOFF building received the final LEED v3 CS certificate at the GOLD level.

Project has been registered at GBCI (Green Building Certification Inc.) since December 2013, the construction itself began in December 2017. Arcadis Czech Republic s.r.o. was approached by the client Penta Real Estate s.r.o., to mediate the certification process and cooperated and helped in obtaining credits necessary for achievement of the required LEED v3 CS – GOLD certification. Final building approval was given in September 2019. During the certification process, Arcadis has worked with a number of contractors, as the construction process was handled in form of Construction Management.


The main highlights in terms of sustainability are:

  • Location selected for the project is in vicinity of a number of services, shops and within convenient reach of public transport.
  • The implementation of the energy simulation in the early design phase and subsequent commissioning activities during the construction phase allowed for the reduction of energy consumption and operating costs by 28% compared to the reference (standard) building
  • On a relatively small area of land around the building, a sloped plot surface has been used for greenery, where watering is secured by economical irrigation system as well as captured rainwater. SmichOFF building is saving 50% of potable water on irrigation compared to the reference (standard) building.
  • Building uses greywater from showers and washbasin taps for toilet flushing. This has led to saving of total 48% of potable water on flushing compared to the reference (standard) building.
  • During the construction phase, strict conditions concerning construction site and protection of the area in vicity were imposed on each constructor. This included securing health and safety of the workers as well as the future tenants. Harmful impacts on the environment have been taken into consideration and were minimized to the highest possible extent, e.g. prevention of soil erosion, protection of groundwater and air pollution prevention.
  • Building materials have been selected in a manner of best contribution to sustainable development – regional, recycled, low in pollutants. Emphasis was placed on a proper recycling and sorting of all construction and demolition waste. (more than 75%)
  • The building has 91 parking places, of which 5 parking places are equipped with electric charging stations, with a total capacity of up to 25 charged vehicles per day.
