ProLogis Park Prague Airport DC3

Jenec, Czech Republic - The hall Prologis Park Prague Airport DC3 in Jeneč is an industrial building built to a high standard and in a modern way paying attention to its environment. The hall is within developed logistic complex that creates new job opportunities in the area and offers storage space rentals in the warehouses. This building has received the final BREEAM certificate on the level Outstanding in May 2019, with the scoring of 88.3 %. This is the best result of all industrial buildings certified by BREEAM International 2013 in the Czech Republic even best in the whole CEE.

Assessed area

Construction of the industrial hall DC3 with the total area of 37 800 m2 took less than one year. It started in April 2018 and finished at the March 2019. This built-to-suit project is located within the Prologis Park Prague Airport, in the vicinity of Prague, the capital of Czech Republic. Tenant of the hall is EYELEVEL who has helped to create other new jobs opportunities.

The building has a simple rectangular architectural design, representing the purpose and function of the building. It is a typical industrial hall with the necessary administrative, social and technical backgrounds. The building is a single storey large-capacity storage hall with two in-built offices and sanitary facilities. The structure of the hall is made as reinforced concrete frame with the total height of 14,2 m up to the edge of attic. The façade system of the warehouse is made of panels with stone wool thermal insulation and covered by metal cladding sheets.

Arcadis Czech Republic and its “Green team” provided complex comprehensive services for obtaining the BREEAM certification, including the BREEAM International Assessor, BREEAM AP services and all additional studies and simulations. Very close and exemplary cooperation of general contractor Goldbeck Bau s.r.o. and the whole team helped a lot to obtain the highest level of the BREEAM certification and to manage the entire certification process with low extra hard and soft costs.

Building design provides significant operational savings. The daily consumption of drinking water is reduced by 83,5 % using modern sanitary appliances and rainwater recovery system and primary energy consumption has been reduced by 54 %. Energy modelling supported design decisions a Thermal comfort study optimized wellbeing of tenants.

Another significant value added to the quality and environmentally friendly aspects of the building is the use of large external areas for biodiverse greenery and habitats.
