Deka portfolio in Czech Republic

Czech Republic - Deka Immobilien have appointed Arcadis Czech Republic as their technical advisor during one of the largest real estate deals in Europe this year. The deal between DEKA and CTP is worth EUR 460 mil. , making it also one of the biggest real estate transactions in Czech Republic ever.

Transaction between CTP and DEKA

CTPark Plzeň is strategically located near Plzeň’s city centre, with on-site public transport and easy access to the E50/D5 motorway to Germany / Prague.  A number of major international companies have located various types of business operations in the area. The park is ideal for companies locating high-tech, R&D and product development centres in the region.

CTPark Teplice is strategically located 20km from the German border on the E55/D8 motorway (Prague/Dresden), a major north-south pan-European corridor. The area’s large population base, long industrial tradition and above-average unemployment ensure availability of skilled labour. There are comparatively lower wage and operating costs than in nearby Germany.

Acquisition of a significant logistic parks portfolio by a Deka Immobilien, an multi-national client from CTP – the biggest Czech industrial developer, which consists of thirty-four logistical properties in Plzeň and Teplice region with total lettable area of approx. 450 000 sqm.

The Result

ARCADIS was appointed by Deka Immobilien to provide Technical Due Diligence services including design and visual site review of architecture, civil, structure and complex MEP building conditions, incl. the fire safety conditions, review of the external façade, etc., all with snags photo documentation. TDD resulted in identification of the buildings’ condition and suggesting the remedy with a remedy cost estimate and CAPEX summary calculation for upcoming 10 years.

The services also included so-called Environmental Desktop Survey and Construction Legal Overview. Environmental Desktop Survey was formed by comments on the Projects in terms of environment risk analysis (EIA, underground water, radon, contamination, etc.). Construction-Legal overview of the assets was formed by comments on all the Final / Occupancy permits including permits of the relevant authorities and the distribution companies.

This allowed the Client to appropriately assess and approach the identified issues and to subsequently evaluate the risk they might pose during the upcoming acquisition of the property.
