Prague, Czech Republic - The BLOX building in the Prague district of Dejvice is a new addition to Českomoravská Nemovitostní’s portfolio. The transaction is worth over CZK 2 billion.

The office building occupied by companies such as the online giant Amazon and CertiCon, a software company, has a new owner as Českomoravská Nemovitostní has purchased the real estate from CFH. Českomoravská Nemovitostní, a real estate holding, focuses particularly on the purchase of attractive office buildings in Prague. The company also acquired the Crystal building in the Prague district of Vinohrady or Vaclavske namesti 62 asset, also in cooperation with Arcadis. With the highest BREEAM certification – OUTSTANDING , the BLOX office building is located on the Evropská street in the Prague district of Dejvice and has a total area of 16,200 sq. m. It has been designed to meet the strictest requirements of its tenants.

During the construction, emphasis was put on quality and efficiency of the office space, as well as on the minimization of operating costs. Along with office space, there are Class A shopping spaces in the building, which meets the most up-to-date standards and has seven personal lifts, windows that can be opened, independent air-conditioning and external shutter control, as well as a smart building control system. The building was designed by DAM Architects, a renowned Prague-based studio, to meet all requirements and international standards. The façade makes the impression of being covered with a bar code, which runs along the entire height of each floor. The impression is created by untypically narrow high windows complemented with embossed dark-grey cladding. The building was completed in 2015.

Technical Due Diligences (TDD) has been carried out for our client Českomoravská Nemovitostní, with the intent to buy an existing office building. This TDD project in particular consisted of a review of the actual buildings technical state including a cost estimation of identified defects and designs of their removal.

This particular TDD assignment comprised site review, assessment of its current condition from the various points of view such as architectonical, constructional, static, MEP, fire safety and external façade checking.  All of these were reported including a photo documentation. All identified defects were assessed as per their seriousness and were being added with a qualified investment costs estimation for their removal. TDD also covered a building review from legal point of view (building conformity with valid construction standards). This is being provided by creating a summary and analyses of the most important issued permits including identification of possible neglects or related risks.
