BREEAM is the Building Research Establishment Environmental Assessment Method for buildings. It sets the standard for best practice in sustainable design and has become the de facto measure used to describe a building's environmental performance.

BREEAM is the world's foremost environmental assessment method and rating system for buildings, with over certified 200,000 and over a million registered for assessment since it was first launched in 1990. 

A BREEAM assessment uses recognised measures of performance, which are set against established benchmarks, to evaluate a building’s specification, design, construction and use.  The measures used represent a broad range of categories and criteria from energy to ecology.  They include aspects related to energy and water use, the internal environment (health and well-being), pollution, transport, materials, waste, ecology and management processes. 

A certificated BREEAM assessment is delivered by a licensed organisation, using assessors trained under a UKAS accredited competent person scheme, at various stages in a buildings life cycle. This provides clients, developers, designers and others with:

  • market recognition for low environmental impact buildings
  • confidence that tried and tested environmental practice is incorporated in the building
  • inspiration to find innovative solutions that minimise the environmental impact
  • a benchmark that is higher than regulation
  • a system to help reduce running costs, improve working and living environments
  • a standard that demonstrates progress towards corporate and organisational environmental objectives.

In 2016 was the existing methodology from 2013 updated to 2016 version, which has to be followed by all buildings registered after that date. 

Credits are awarded in these ten categories: 

BREEAM certification is based on building performance confirmed by the Assessor through the collation of rigorous and credible evidence of building compliance. Assessment and certification therefore depends on when the Assessor is appointed (necessary as soon as possible), the stage in the design process and the availability and format of information. BREEAM certification proceeds on following phases:

  • Pre-Assessment - First appointment, set up the project targets and level required
  • Design Stage - leading to an Interim BREEAM Certificate
  • Post-Construction Stage (Stavební a konečná fáze) – leading to a Final BREEAM Certificate

BREEAM can be used to assess any type of building anywhere in the world. Standard schemes within EU is used mainly for - offices, retail developments and industrial buildings. But it can be used also for residential, educational and accom¨modation buildings

BREEAM International Bespoke can be used to assess building types that are 'non-standard', i.e. bespoke projects or buildings limited in the number that are likely to be developed. 

In UK, Netherlands, Spain, Norway and in process in Sweden, Switzerland, Austria and Germany operates so called National Scheme Operator country specific versions of BREEAM.
